P3 Logistic Parks develops 140,000 sqm of logistics space at JadeWeserPort

07.06.2022

Frankfurt am Main – P3 Logistic Parks, a leading developer and long-term owner of logistics real estate in Europe, is planning around 140,000 square metres of logistics space in the JadeWeserPort freight village (GVZ) of Wilhelmshaven, Germany’s only deep-water port. On 2 June, the leasehold contract for the 21-hectare site in the centre of the GVZ was signed with Container Terminal Wilhelmshaven JadeWeserPort-Marketing GmbH & Co. KG was signed. The project is to be completed in stages by the beginning of 2025. P3 was supported by CBRE Germany in procuring the land.
P3 Logistic Parks is planning the speculative construction of three logistics halls at Wilhelmshaven’s JadeWeserPort with a total hall area of a good 122,000 square metres. Including almost 11,000 square metres of mezzanine and 7,000 square metres of office space, the total lettable area will be around 140,000 square metres.
A special feature of the project is that one of the halls can accommodate customs goods that need to be protected, taking into account special structural requirements. P3 is also installing larger gates for the loading of bulky freight. The developer is also equipping all roofs with photovoltaic systems. The halls have a clear height of 12 metres, 17 ground-level gates and 111 dock levellers.

Sönke Kewitz, Managing Director P3 Logistic Parks Germany: “As developers, we are firmly convinced of the important role of the JadeWeserPort as a logistics location. It offers everything that internationally operating logistics companies need. It is not for nothing that the world’s largest container ships regularly dock here. To meet this demand, we have planned, among other things, larger gates in our halls that make it possible to store particularly bulky goods. My sincere thanks also go to Container Terminal Wilhelmshaven JadeWeserPort-Marketing GmbH & Co. KG as well as the city, with whom we work closely and without whose cooperative approach such projects would not be possible.”

Andreas Bullwinkel, Managing Director of Container Terminal Wilhelmshaven JadeWeserPort-Marketing GmbH & Co. KG: “It is a great honour for us and the location when such a large developer as P3 decides in favour of the GVZ JadeWeserPort. The cooperation during the contract talks was very structured and highly professional. As a result, we will see an offer of additional hall space that will bring further, additional cargo to the port, which is important for the shipping companies. The installation of such a large photovoltaic surface on the roofs is a strong signal that it is also possible to work very sustainably in the field of real estate developments. The city and surrounding area will benefit via the further supply of skilled jobs.”

Dr Bernd Althusmann, Lower Saxony’s Minister of Economic Affairs and Chairman of the Supervisory Board of Container Terminal Wilhelmshaven JadeWeserPort-Marketing GmbH & Co. KG: “The signing of the leasehold agreement between P3 Logistic Parks and the state-owned JadeWeserPort-Marketing GmbH & Co. KG for the 21-hectare site is another great success for JadeWeserPort and Wilhelmshaven following the entry of the shipping company Hapag-Lloyd into the EUROGATE Container Terminal last year. The upcoming investment in around 140,000 square metres of leasable logistics space by one of the leading real estate developers in Europe underlines the international importance of the JadeWeserPort and the maritime location of Lower Saxony. I would like to expressly thank the sales team of the JadeWeserPort marketing company for this great settlement success.”
The JadeWeserPort has very good transport links. There is a connection to the A29 in the immediate vicinity. Hapag-Lloyd’s entry as a shareholder in EUROGATE Container Terminal Wilhelmshaven has further increased the port’s importance in international freight traffic.
